A lot of strategy goes into setting the price of a home. The market always dictates the final price. In a hot market, the seller my receive offers over the asking price. In a cool market, that home may go for a lot less. There are plenty of sites that can give a ballpark estimate on where to set the price. A top selling agent in your area can nail down the price that will work for you.
Some of the things that will affect the price of your own home are:
- The age of the roof and any damage it may have
- Quality of workmanship of the builder
- Lax or deferred maintenance, not being up to code.
- …and of course, Location, Location, Location.
